This webinar is aimed at those advising tenants taking commercial premises, principally surveyors negotiating heads of terms, but also more junior real estate lawyers.

When a lease is entered into, a tenant may have pressing commercial objectives, typically getting access to the premises as soon as possible. Concentrating on those objectives can often dilute focus on the potential long-term risks, and if things go wrong down the line, the tenant may be looking to those who advised on the letting. This webinar will cover some key risk factors arising out of lease terms, and refer to helpful relevant provisions of the Lease Code.

  • The state of repair of the premises, and limiting exposure to repairing liability
  • Negotiating a break clause which actually works
  • Restrictions on assignment and subletting, and ensuring that offloading the premises in future, if need be, is not too onerous or difficult
