Rural property has quirks and wrinkles seldom met in urban conveyancing. This course is aimed at those with experience of conveyancing processes but less familiarity with their application to rural property and will cover the special issues that have to be faced when buying or selling land in the countryside.
Recent revisions of the Common Agricultural Policy have allowed farmers to diversify to a much greater degree than before. Arrangements met in the countryside now extend beyond tenancies and farming contracts. Many schemes involve a contractual commitment to government. Third party rights need attention. Different types of tenancy, licences and profits need to be identified and understood. Due diligence requires investigations and enquiries peculiar to the countryside which can catch the conveyancer unawares.
